 CONFIRMATION
OF RESERVATIONS
Atlantic Beach Realty, Inc. complies with the N.C. Vacation Rental Act(NC General Statutes Section 42A-1).
Reservations may be made in person, online or by calling 252-240-7368 or 800-786-7368.
Please review the property information carefully and determine your rental
preferences. When you contact our office please tell us the properties
that suit your needs and your vacation dates. The earlier your reservation
is made, the more likely you are to receive your first choice. Our reservationists
will assist you with any questions before booking your reservation. A
rental agreement confirming your reservation will be mailed to you detailing
your rental charges and initial deposit amount. Please sign this agreement
and return it with your advance deposit within 5 days of making your reservation.
The required deposit is ½ the rental amount, a $45 non-refundable reservation
fee, and any applicable travel insurance premium. The balance of your
rental is due 30 days prior to your arrival. Your deposit will be held
in an interest-bearing account with interest payable to the Agent.
NIGHTLY
RENTALS
 During
the season, advance reservations are taken for weeks only. Weeks run Saturday
to Saturday or Sunday to Sunday. If the property rents by the night and
is available, we will take reservations one week prior to your arrival.
A two-night minimum is required. You will be required during the call
to make payment in full via Visa or MasterCard. Memorial Day
weekend and Labor Day weekend reservations may be made one month in advance
with a three-night minimum.
TRIP CANCELLATION/INTERRUPTION PLAN
Atlantic Beach Realty offers CSA Travel Protection Cancellation/Interruption
Insurance. Travel insurance charges are automatically added to your advance
rental payment. IF YOU DO NOT WISH TO PURCHASE CSA TRAVEL PROTECTION,
YOU MAY DELETE THE CHARGE BY SIGNING WHERE INDICATED ON THE LEASE.
The Trip Cancellation/Interruption insurance is optional BUT strongly
recommended. We advise you to purchase this travel insurance so you and
your family will be financially reimbursed in cases of unforeseeable events.
This includes protection against loss of vacation time due to severe storm
evacuations and other benefits too numerous to list in this space. If
you choose not to purchase the travel insurance, no refunds will be given
in the event of unforeseeable cancellations, including hurricane evacuations.
A brochure describing this coverage is mailed with every rental confirmation.

CANCELLATIONS
If your reservation must be canceled, for any reason, all money paid
will be forfeited (except security deposit) unless the property is re-rented
for the entire canceled period and for the full rental amount. If we are
able to re-rent the property for the full rental amount then all funds
will be refunded except the reservation fee, trip insurance premium (if
applicable) and a cancellation fee of $50. In order to protect your vacation
investment please consider purchasing the travel interruption insurance.
Information will be provided with your confirmation. A request to transfer
to another week at the same property for the same year will be honored
if available and a $75 fee charged. A request to transfer to another property
is considered a cancellation.
SECURITY
DEPOSIT
A $100.00 to $250.00 damage deposit is required on all units with final
payment. In lieu of a cash deposit you may pledge your VISA or MASTERCARD
as security. Ask your reservationist about this option. If the unit is
left undamaged, all check-out procedures observed, all keys and car passes
returned and no long distance calls made, your deposit will be returned
within 45 days of check-out. Tenant will be held liable for any damage
or breakage in excess of this amount.
CLEANING,
TAXES & FEES
All rentals include departure cleaning and linen service. Before departing,
guests should leave all dishes cleaned and put away (not in the dishwasher).
All trash should be placed in plastic bags and put in the outside garbage
receptacles. An extra fee will be charged for dirty dishes, trash left
in the unit, or if extraordinary cleaning is required. All rents are subject
to 6.75% N.C. sales tax, 5% Carteret County room tax and a $45.00 reservation
fee.
CHECK-IN
Check-in time is 4:00 to 6:00 p.m., no exceptions. You will need to check-in
at our office specified on your lease. Please do not go to the property you have rented prior
to check-in as it may interfere with the cleaning crew. Early check-in
is available on some units for an additional fee - please inquire. If
you will be arriving after 6:00 p.m., please notify our office so that
arrangements may be made for a late arrival. Upon your arrival, please
notify us immediately if there are damages or housecleaning problems.
CHECK-OUT
 Check-out
time is 11:00 a.m., no exceptions. The unit is to be completely vacated
before returning all keys, parking passes, and pool tags to our rental
office. An extra fee will be charged for late check-out. Please check
your unit carefully to make sure that you have all your personal items.
We cannot be responsible for personal items left behind.
FAMILIES ONLY
Rentals are to family groups only - no teen or college groups. Chaperoned
house parties or unchaperoned house parties are strictly prohibited. Violation
of this policy will result in immediate eviction with no refund of rent
or deposits.
PARKING,
KEYS & GRILLS
Parking is limited to two cars at condominiums. No boats or campers are
allowed in these parking lots. Any required parking passes, gate cards
and swim tags will be issued at check-in along with two keys for your
rental unit. All items must be returned to our office at check-out. There
will be a charge for any unreturned or damaged keys, parking passes, swim
tags, and gate cards. Grills are not furnished at cottages unless noted
on the description. Most condominiums have charcoal grills available in
the common areas. Grilling is not allowed on the decks of any properties
because of insurance regulations.
PET
POLICY
Pets are not permitted in or on the premises of any of our units unless
designated "pet friendly". There is an additional charge of $100 per pet.
Violation will result in immediate eviction with no refund of rent or
deposits.
NUMBER
OF OCCUPANTS
Please choose a unit that is large enough to accommodate your party.
Property should not be used or occupied by more than the maximum allowable number of occupants. State health rules base occupancy on two persons per permitted bedroom. Infants in cribs are not counted.
TELEPHONES,
FAX AND MAIL
Most all of our units are furnished with telephones for your convenience
for local and 800 calls only. The phone number will be included with your
confirmation. All long distance calls may be charged to your credit
card or calling card. Any charges to unit phones will be billed to tenant
plus a $20.00 clerical fee. Mail may be sent to you in care of: Atlantic
Beach Realty, P.O. Box 2290, Atlantic Beach, NC 28512. We don't encourage
working while on vacation, but if you must, we offer free copy and fax
service to our guests.
WHAT
TO BRING/LINENS INCLUDED
All of our properties are individually owned and furnished to each owner's
taste. We ask that you treat their home as you would want someone to treat
yours. We welcome guests to come and preview units before renting to make
sure that it will fit your needs. All of our properties have fully equipped
kitchens and basic furniture. When you arrive, you will find the beds
made, towels hanging in the bathroom, and a starter set-up of toilet paper,
paper towels, garbage bags, and soap. You will need to bring beach towels,
staple items, and beach chairs.
MAINTENANCE
Should an appliance or equipment break down, please contact our office
and we will make every effort to correct the problem as soon as possible.
However, we cannot guarantee that an interruption in service will not
occur and refunds will not be made for malfunctions.
RENTAL
ITEMS AND GOLF
 For
your convenience, port-a-cribs, highchairs, beach chairs and beach equipment
are available for rent. Please call us for rates and to arrange this service
at least one week in advance. We also offer the most affordable golf on
the East Coast and will be happy to book your tee time for you at over
six area golf courses.
ERRORS AND OMISSIONS
Atlantic Beach Realty shall not be liable for unintentional errors, omissions, or changes in the advertisement of bedroom, occupancy or prices. The information herein is believed to be accurate and timely, but no warranty as such is expressed or implied. Due to state regulations regarding septic permits, some information presented may be inaccurate as the availability of these permits is limited. Every effort has been made to ensure all information is accurate and specific guidelines of the Carteret County Health Department have been followed.
2009 RESERVATIONS
2008 guests are given the first chance to reserve the same unit for the
same week next year, subject to owner usage and availability. Your request
along with a $45.00 deposit must be made in writing no later than check-out.
Deposit is non-refundable and will be applied to your reservation. If
we are unable to make the property available to you, deposit will be refunded.
Advance reservations will be confirmed in January 2009.
WINTER
RENTALS
Many of our units are available to rent from October through April for
a special monthly rate. Please call for rates and availability.
